Roof Replacement Cost
Hello MOC,
I have a 2014 3155 Montana that needs a new roof from a wind event where a tree branch tore the roof membrane. The damage area is 3’x4’. The dealership where I purchased the camper has given an estimate of $10,000 parts and labor. Their shop labor rate is $175.00 per hour.
Question - Does that seem too high of a cost on the reroof and shop labor rate. Thanks in advance for your thoughts and replies.

That seems awfully high to me, unless there was structural damage to the unit. I’d get a second opinion or two, myself.

If they are completely replacing the roof that’s not high. But if there is no structural damage why rip off the old roof when you can do something like RV armor or crazy seal for less.

The estimate was a complete reroof. No structural damage known, believed it was just to covering. Camper is stored inside a 56’x46’ hangar when not in use. Damage occurred last April, didn’t catch the membrane damage until returning from a trip where wind stream peeled the covering back.
Insurance is working with dealership on an agreed cost to repair.

If the money was coming out of my pocket I would fix it. I’d glue it back down and put roof tape on it. If it doesn’t hold you have lost a few bucks and a couple hours time, then replace it. If it holds you are thousands ahead. If it comes loose while you travel repeat or screw it down then tape it.

There are several companies that will come to you and replace a roof for approx 5 grand, about half what that crook of a Dealer is asking for.

I like the thought of an aftermarket roof coating over replacing a thin rubber roof. I did a DIY coating on another trailer and it was significantly better than rubber. A professionally installed coating I suspect would be far superior.

I feel the same as Lynwood. You could repair it for very cheap. Unless money is not a factor. If money is not a factor I would just buy a brand new trailer.

That is inline with the roof replacement we had this summer due to storm damage. We paid $9,800 with a $500 deductible. Remember that the dealer doing the work will need to stand by the repair and they will not take shortcuts. It only hurts them in the long run to do a “simple” fix only to have problems later.

Is that going to be covered by insurance?

Reroof Cost
Thank you all for your thoughts and responses. I would repair the roof myself if we planned to keep the camper forever. But in my case, the wife has never liked the 3155 layout and wants a 3120. I’m not quite in the market to replace the 3155, so I’m looking for the best value that includes a warranty with factory like workmanship. Since I’m working with my insurance company there’s only $500 out of pocket.
In my initial post, I was blown away with the dealer’s estimate of $10,000. My insurance adjuster stated there will be some negotiation to reach an agreed price. I’ll post the exact repair cost once received. Thanks!

I would let the dealer and the insurance company battle it out as to how much it will cost as your 500.00 deductible doesn't change. As for as factory quality i doubt you will get that at a dealer but again maybe you will as the 'Old World Craftsmanship' isn't what it's cracked up to be.

RV armor is a good alternative, but will still run $6K to install. Makes the $500 deductable the choice I would choose.

Check out RV Armor, I've had two 5er done and lifetime warranty an no more worrying about caulk. And the 1st one was covered under insurance 40ft half of what they are quoting you. Plus pulled ac's and put new gaskets.

Unless you just want the insurance to handle it, if it were me, and based on your thoughts about selling it, I'd opt for a patch with a piece of roofing material, glue, and the special tape for roof repairs. If I was looking at a used RV with a large 3x4 patch, I wouldn't hesitate to purchase it as long as the repair is done correctly.

Ask insurance to check RV Armor and FlexRoof (I think that is what it is called). Lifetime warranties and potentially lessor initial cost- for sure lessor cost of checking caulking and stuff.

Camping world quoted me $10k for a complete membrane replacement and a 1 year warranty. I had a small tear in the front of the roof behind the cap where the screws popped and the wind got under the membrane. Paid RV Armor $5700 for a painted on roof with a lifetime warranty. Research RV armor and Crazy seal. I would not invest in a new membrane.

I just had a 27.5' trailer that got the roof damaged in 2018 and was quoted 8500.00 to replace, only one a/c unit. The insurance company called it a totaled and ripped me off on the payout, your quote sounds about right for a big Montana. I dumped that insurance company, don't remember the name or I would tell you.
Good news is we now have a Montana, twice the rig we had.
