Water heater and furnace problems.

Good afternoon!
We are full time in a 2022 3781RL. Unfortunately, we have had a number of problems with our new home since we purchased it last August. These range from the hydraulic system for the two large sliders failing on our first trip leaving the sliders extended part way and unable to be retracted to the failure of drawer guides. Our latest challenge is with the hot water heater. The gas side of the unit fails periodically. The electric side works fine. At the same time our gas furnace will not light. The fan cycles but the burner doesn't start. The same problem occurred in February of this year and we had to hire a technician to come out. He found that the gas pressure was low and after he adjusted it the unit worked fine until last week. I have checked the propane levels and both tanks are good. The stove works fine. The dealer where we purchased the unit is the only Keystone dealer in the area and they do not make "house calls". I have done the trouble shooting steps outlined in the manual. Any ideas?

Welcome aboard! It's true that there's always something that needs fixing. Eventually most of the bugs get worked out.

Sounds like you still have an issue with propane flow. Do you still have the original Fairview regulator? On the surface it sounds like that could be your problem. Best bet is to replace the Fairview with a Marshall Excelsior regulator.

When I replaced ours a few years ago (our Fairview wasn't that old either) I also replaced the small, high pressure regulator on the opposite side just to make sure all was well.

Welcome to the forums and congrats on getting your Montana and I hope you are enjoying the full time lifestyle.

Sorry, I can't offer any "solid" ideas on your propane problem, except ... unless ... it's the regulator. If there are no clogs or dirt messing things up, then the only common element between the two appliances is the propane pressure. A simple start would be to disconnect the lines attached to the regulator and make sure no debris is clogging anything.

Assuming you you 2 propane tanks, have you tried switching propane tanks to see if everything works correctly or not. Turn one tank completely off, leaving the other on. Then switch. See if one tank works proper and the other might not. If so, then something is amiss with one of the tanks. But, first stab at a fix would be .... test each tank separate and second stab would be, check the regulator, make sure it's clean.

One common problem if the fan runs but the furnace won't ignite is the Sail Switch. We have a sixth month old Monty and I had to replace it. Sometimes pet hair or other debris can cause it to malfunction. Easy fix. Less than $30.

Thank everyone for your input. When we had service done in February I checked the sail switch and so did the tech. It was fine. I am confident that the problem is with the regulator. When the weather clears up I will change it out and post the results. Thanks again for your help.

To see if it is the high pressure valve or the other one, flip the switch to the driver side tank and turn off the other. If things work it is the high pressure switch or the tank.

Problem solved

Well, I replaced the regulator and the problem persisted. So I checked the sail switch and found a dust ball stuck to the switch. Problem solved. I would have saved myself some money if I had tried the easy fix first!
