Water pressure

When hooked up to outside water I don't have much pressure in the trailer. I have tried different regulators and that did'nt help. With the regulator on and the hose unhooked from the trailer there is plenty of pressure. When hooked up there is very little pressure. When i turn the pump on there is still very little pressure but if I turn of the outside water and run pump only the pressure is OK. Why no pressure with out side water? any suggestions?
