Roof coating

Hello..montana owners
I'm new to full-time living and love my 2012 keystone montana 3455sa..my roof is in good shape but I want go ahead and coat it for the first time in 12 years..what would be the best coating kit to apply on it..there are so many different types??? I want to do it RIGHT the first time?? Thanks in advance for any suggestions..

I know nothing about roof coatings - but just curious - can you tell if the roof has ever been coated? or is it still the uncoated original membrane? That might make a difference for recommendations.

It has never been coated before but I know it's a 12 year warranty roof and it's been 12 years..just want to do some preventive maintenance..I'm now in New Orleans and we have hot..wet weather here..

It is original epdm roof..no leaks period..

I think the warranty requires you to treat the roof every year, but I may not have that right.

My friend had his roof coated. It's a 2013. It looks great. I don't know the product but there's a bunch on the market. IMO if I had a older rig I wouldn't hesitate. I think around $3000 for the coating and dicor seal.

I just did mine on our 3711 FL with 5 gallons of rubber roof by Henry at Home Depot. It wasn’t cheap. Around $450-$500 for the 5 gallon can. Clean the roof good and tape off the top perimeter edges, remove ac covers, raise the antenna and edge all roof openings with a brush a minimum of 2 coats, then roll on 1st coating slowly to prevent splatter. Do it on an overcast day with no rain expected. Apply the 2nd roll on coat after the 1st is dry. The Henry product dries as hard as a rock and when walked on feels like a hard surface roof and looks like a new roof was installed and it’s bright white and hardly ever gets dirty. I did it in stages over a 3-4 day period. I did my homework on recoating the roof and chose the Henry paint over the Dicor paint which was a 2 step process to be done in 1 day with the entire trailer wrapped in plastic to protect the sides from the Dicor 1st step cleaner. I've been researching and putting off doing my roof for two years. I did settle on using Henry Tropi-cool from HD or Amazon. It is a silicone roofing product that is used on EPDM and rubber roofs on commercial/industrial buildings and according to the mfg Henry is recommended for RV membrane roofs also.

I am interested in the Henry product. It appears similar to the Crazy Seal product that I have worked with, except the Crazy Seal is a multi-step, 2-day process. What I can say about silicone is that it is very slippery when wet and that the Crazy Seal has proven to be as tough as nails since our installation in 2019 for Trailer Life magazine.

I know that the Henry product is made by Carlisle, who produced many early EPDM roofs for the RV industry. The product is safe for EPDM, TPO, and PVC, all used in the RV space. That said, I would be interested in how it works over the seals, the prep that was done, and how well it sticks over time.

We just redid ours with Henry's Tropic Cool. It is supposedly the best there is for hot weather endurance. I did quite a bit of research before deciding on this and felt it was the best. You can buy it at Home Depot. I paid $330.00 for a 5 gal bucket. Our 5th is 33 ft. and i was able to do two coats with the 5 gal. This is supposedly life time guarantee. It's easy to apply with a roller. We did around the vents and the edges with a paint brush. If you use this make sure you mix it well before applying and mix again between coats. Our 5ver stays in AZ for the summer so we selected something that will withstand the sun and heat. With washing the roof down and putting the coating on it only took my wife and i about 3 hours total.

I have the same year and model you have and had RV Armor due my roof march of 2020 and have been very pleased as now all I have to do is wash it when needed no more caulking to do and have a life time transferable warranty that will go with my unit if I was to sell it and also makes it quieter in the rain storms

I have heard a lot of good things about RV Armor but nothing about price expect expensive. I have a 38 ft 2009 3700 RL it is kept in its own box when camping I have been thinking about trying RV Armor. Does anyone have info on price?

My friend had it done in CA. Cleaned the roof, removed the AC units, applied the coating and dicore seal, replaced the AC's. $4500
I think that was too much but it's CA.

I am very pleased with the Henry Tropic Cool product. It seals beyond expectations and even reflects the suns rays and keeps it cooler and warmer inside the trailer. We keep the heat on set at 55 degrees in winter and ac on set at 80 degrees the rest of the year. I definitely saw a savings this past winter on the amount of propane used. We are located in the panhandle of Florida so the winters aren’t too cold. The entire cost of my project was about $410.00. I couldn’t find anyone in my area to do the job, so I tackled it myself and took my time. As I said in a previous post-“it dries as hard as a rock” and I did the job in early October and it still looks like a new roof!

Friend has an old trailer and he went to a major RV store and paid a $100 for a gallon of roof sealer. A year later it was peeling off. So he removed all the roof sealer. Went to Lowe’s and got a gallon of Henry’s roof seal for $25.00. That was now almost three years ago.
