toilet seal leaking

I have seen this topic before but can not find info. Tried lubing the seal but the water still leaks out. what should I look for to stop the water from leaking out.

I have done everything including replacing the seal and have finally given up and just lift the handle with my foot when done flushing.

My brand new 2015 Monty with a Thetford is leaking,my answer to that is CHUCK IT! like I am and buy the Dometic 310 or 320..... Problem Solved,on my 2012 Monty I just sold I had 2 Thetfords fail and bought the Dometic and did the next owner a favor

I lubed to no avail, lifted the pedal for awhile. Two times I caught the toilet almost overflowing when it decided to let water into the bowl on its own. One time I didn't catch it and had water overflow. Went with Dometic 320. Think the 310 has a better bowl rinse when flushing, but as I was also installing a sprayer, it matters not to me. John

We had the same problem you describe. Replaced the seal and that took care of it. Unfortunately the flush mechanism is prone to failure and most swap out to the better engineered dometic 320. Having suffered thru the flush failures I will get rid of both thetfords in the 3910 while in Florida this winter and replace with dometic 320.

Mine is a Sealand. Stopped holding water after about 3 yrs. Sealand advised remove the seal, clean it well, and lube with food quality oil such as Pam. Held fine for 4 yrs.
Started again this year. But rubber had hardened and cleaning/oiling did not help. Replaced the rubber seal and all is well again.

Replaced the seals in my Sealand this summer. Worked great for about 2 weeks--then slow leaks. Solution was to lub with Plumber's Silicon Grease! It is kind of thick and sticky--holds great and will not effect rubber! Gunk makes it. I put the lub on the ball and the rubber seal. I may need to replace the lub sometime in the future but I have solution!

I had the same problem so after replacing the flush repair kit and still having major leaks I went to Lowe's and bought a house toilet that uses .8 a gallon to flush, has the stealth flush where pressure buildup from the water is contained in a bladder, has the oval shape which is easier on men, a cutoff valve for trailer plumbing and a 12 inch hose to connect the cutoff valve with the toilet. Got it all for about $161. and I have never been happier. Oh by the way, it has a flush button in the middle of the tank top, so no more foot flushing.

I hope this helps some folks solve their problem.

You have to take the toilet apart which is very simple to do and separate the bowl from the flusher. It's only a couple of screws. The issue is the ball valve needs another 1/16th of an inch to fully seal. you can clearly see that when you take the unit apart. The fix is you need to shave down the plastic that the foot pedal rests up against when in the closed position. The plastic that needs to shaved is square looking and has a flat side that the foot pedal mechanism rests or stops up against.

Take a utility knife and start shaving or cutting it like slicing cheese until the valve closes the 16th of inch.

Since I've done this, I have not had any water leaking since the repair and I had the unit sitting for a couple of months.

So far my fix has been holding water for almost a year now. But now the china portion of the toilet is sliding back and forth. When I return home I will try and tighten it.

This WILL be the last fix, and as mazboy said I will be buying the Dometic.

Our toilet was leaking as well as valve not totally closing and allowing water to slowly fill bowl. This was brought to my attention by DW when she sat down and the water was up to the seat. I used good ol' nlgi#2 to lube the seal and boy does it close fast & seals tight.
