Cheap new roof

We have a 2003 Keystone Montana 3670RL that has a roof with a few rips from a tree that fell on top of her. No structural damage just some damage to the EPDM rubber which I applied some durabond tape. The camper hasn't moved from where it is parked for probably 10 years or more so I definitly won't be pulling it down the road. I'm in the process of deciding what to do with the roof after I get whatever I can from the insurance. I'm getting reluctant estimates in the 8 to 10K range. I wanted to get opinions if you guys think we could just go over the existing epdm with a new sheet of epdm and seal the front back and sides with durabond tape to hold it down and seal the edges.

if the roof is structurally sound and you have covered the holes in the EPDM and want to go further, then cover the existing EPDM with Crazy Seal. The cost should be about 1000 for all the materials you need maybe less and it has a 50 year warranty. We did the Crazy Seal on our 2011 and it worked fabulous.

If you have already sealed the existing rips with tape and it's holding, what difference is there in applying a new layer of rubber and just taping the edges? If the tape is holding, why do anything?

roof is old

The roofing has never been replaced so being a 2003 it's about 20 years old which seems to be considered about kaput. True, right now I don't think it will leak but I also don't think my patchwork on a 20 year old roof is gonna last too much longer.

I’d just clean the roof, patch with EPDM and apply a coating on it and call it a day.

DadsHemi has the right idea. You could patch over with new EPDM and tape and then if you want, reseal the entire roof with rubber roof coating like this, click here.

If it's 20 years old and insurance will cover the cost of a new roof, take the opportunity to replace the whole thing. A guy at my storage facility just had his entire roof replaced on his Grand Design Reflection, for damage caused by a tree and the bill was $9,000.00. Covered by insurance.

I wish I knew about this last fall. I paid $6000 to have a roof sprayed on. This stuff looks pretty easy to use and looks similar to my spray on job when done.

That price is to high get your insurance and tell them your paying cash.

We had a limb put a couple of tears in our roof several years ago and according to our insurance adjuster, Allstate, they had to total the EDPM roof not repair it. When I checked with the various Allstate preferred pro shops all were much more expensive than the local Flex-armor quote. I would never consider going back to an EDPM roof for a future camper. Check out their website. We have a franchise here in Denton Texas and they did a great job.

Just had our roof replaced on our 2017 MHC 305RL (35 ft.) last fall after a widowmaker tree branch came down through. There was some structural damage, as the branch punched all the way through the roof and bedroom ceiling. About $11,000 total (insurance paid). But, I now have a new roof, new skylights, vent tops, and attic vents. You may want to go the insurance/new roof route. They would find any other hidden damage that might be there, and it would be resetting the clock on the roof. Just something to think about.

I took a corner too tight once and a tree crumpled the Aluminum (?) corner and tore some of the roof EPDM for about 4' above my bedroom (front of the RV) slideout.
Eternabond could have worked but Repair Shop suggested it would lower the resale value so I had Insurance cover most of the repair which consisted of new corner, all new vents, another layer of thin luan plywood after the old EPDM was removed. And new EPDM of course.
Added a few pounds of weight, but now its easy to walk on the much sturdier (double layer wood) roof.
Recently coated that roof with O'Henry Tropic Cool. Very shiny now!

Be careful going for insurance. The price of roofs has gone up, and on a coach of that age, you can approach a “total” situation. I almost did 2 years ago.
