water heater won't fire in ac or lp

Just bought a used 2007 montana mountaineer. Trying to light water heater. Gas valve doesn't open on lp and we aren't getting 110 in ac.

Have checked control panel switch, black switch, fuse, and breaker... what next?

My 2007 had one switch inside the trailer to operate the WH on gas. But to operate on electric I had to go outside, remove the panel covering the water heater, and turn on a small black rocker switch at the bottom left corner of the water heater. Do you have one inside switch or two?

And is the water heater full of water?

Water heater is full. Have one switch inside water heater compartment and one switch inside camper. Both are on. Have tripped both reset switches.

Here is a typical manual. Figures 5a (for gas) and 6a (for electric) show the circuits. You can see the two are independent of each other so you apparently have two different problems. Gonna take some voltmeter troubleshooting to find those problems.

On gas, if you have someone actuate the switch while you are outside at the WH, you should hear the igniter popping as it arcs. Do you hear that?

Thank you for the manual with the info! That should help tons! The ignitor does work, but the gas valve doesn't seem to be opening to let gas to the ignitor. (Husband is a plumber and said this was the problem) Hopefully with the schematics he can trace the issue...

At least the igniter sparking indicates it is getting power. Those valves have been known to be a problem from previous posts here. Pretty easy to replace I think. But it could also be propane not getting to the valve.

Thanks so much for the info and help. We did bleed the propane line to the valve, so we have gas that far... hubby will look at it again tonight when he gets off work.

Check the orifice for spider webs. Spiders like propane for some reason. Run a soft flexible wire down the tube.

As far as the 120 vac electric side, the following have been reported in the past:
-bad heater electrode
-tripped circuit breaker
-bad little black rocker switch on the water heater
-tripped hi temp cutout (press reset button under rubber cap to reset)
-bad hi temp cutout/thermostat (surface mount and easy to replace)
-bad or burned wiring any where (burned neutral wiring in the junction box has been reported several times)
-probably others I can't remember

On our older 5ers I discovered by accident that the connectors to the main board don’t always make good contact. Sometimes just jiggling the connectors a bit can regain function. This has helped on 3 different RV to get the furnace to work. Might work on the water heater as well since the boards are often basically the same. Also, it could simply be the main board as well as any of the items listed above.

Here is a link to a common problem with the gas valves. The solenoids quit working and are easy to replace. The link will help you determine if this is your problem (you hear clicking of the igniter but no gas = no ignition) and how to repair it.

Since you just bought it I'm going to assume that it's been sitting awhile and that the lines need to be bled since the ignitor is working. Especially if you've recently filled the propane tanks. Do you smell propane near the ignitor? Getting propane thru the lines can take several minutes to do. Turn on the oven, all the stove burners and the heater, everything that runs on propane to bleed propane thru all the lines.

We had the same issue on our gas water heater. We took the valve off and took it to an RV repair shop. The tested both solenoids and one was bad. We replaced both of them. Cost was about $25.00. Try that before replacing the valve. Valve is around $90.00. Replacing the solenoids is easy. We also replaced the burner tube in case it was plugged. Cost about $20.00.

Water heater issuse

Our 04 Mountineer rear kitchen had the same issues. For the gas I cleaned the propane burner at the water heater. For the electrical it baffled me for quite a while I had no power to the water heater at all. It turned out there was a plug under the cabinets in the Kitchen that must come unplugged from vibration during transport. Good luck hope you figure it out.

This Youtube helped me resolve my issues

I have a 2010 Mountaineer and this link is excellent troubleshooting. After following it, I found a bad short in the junction box
