If the vent fan you're going to replace has a white junction box next to it on the ceiling your wires are there. The thermostat wire should be behind the controler for that fan. The assumption you are making that you can run three at once using the fireplace breaker may or may not be correct you'll have to do more research. How the load is distributed between the two legs can be different even on two rig of the same model due to how Keystone wires these things and the asumtion may have been made that the fireplace and the AC's won't run at the same time. You also need to know which side the fridge, water heater etc. are on.
