We looked at lots in the CG's around the Havasu city and Apache Junction, Az area and the prices were very much higher than the prices we are hearing about in the RGV. I am talking prices from 55K up to over 100K. We stayed in Havasu Rv resort and the lowest price lot they had was 70K although we saw a couple for sale by owner for 52/55K. Some of the things we found out...It is difficult if not impossible to rent out during the summer months. many CG's close during the summer as it is just to hot. Some Cg's have a "no sublease" clause in the contract. Sometimes the 'Maint fee" does not include the summer months??? We are not ready to buy anywhere yet but are gathering information.

Way to go John! Sue and I will mosey on over for some BBQ, partner...Don't forget your pals on the Island, we can hit Blackbeard's again, or go over on the bay side and celebrate the Sun as it sizzles into the water. Maybe take that Catamaran around the Bay.
Rich, it's those rich Californians there in Havasu City. They have so much appreciation in equity that poor Ole Havasu suffers. We found that even a building lot there was $150,000, construction costs were $155.00 a square foot.

Ozz.we can relate to that Helen's brother built a home in Havasu city about 8 years ago not far from where we stayed for 185K..He has it on the market today for 430K?????Havasu city is out for wintering or lot purchase. we spoke to him today..430K was the old price..3 homes in his sub division sold for 500/530K last month...Outrages by our standards but a great deal for others.

Thank you Everyone, That park sure makes a you feel welcome, we have received a ton of e mail's from fellow owners and winter texans in the park. I'll be renting it from April to January each year $350.00 plus Elec would be a fair price. I know the last rent I paid was 625 for Feb and it went up to 675.00 Now that is getting a little steep. I will always have the BBQ ready for any MOC Members who stop by..

John ..would really be interested in the luck you have renting it out during those months. Input from owners we have queried have not been encouraging..perhaps the RGV is different??Leasing it out when not used by the owner would be part of the equation in our purchase of a lot..anywhere.
