Soft Spots in Roof

I haven’t been able to climb on the roof to inspect for the past year, 2 new knees have kept me down and I’ve had several branches fall on it during that time I now have 3 soft areas in the roof due to small holes. One area is quite large, the width of the roof cross member and about a third of width of the roof. Just called the insurance company so we’ll see if they’ll cover it.

I’m curious about experiences with roof replacement, I’m considering Flex Armor. They quoted $6600 over the phone plus wood replacement, probably $7K. I appreciate your input…

I put on flexarmor last fall. So don't know how it will hold up. The only drawback I can think of is warranty is voided if you cut into it at all. So if you have to replace the vents or skylights and have to cut it, no warranty. They do go around the A/C I think so that is supposed to be ok.

Thanks. Did you have them install new vents or skylight before they installed the coating?

I think I would take a different approach. I’d patch the holes and stay off the roof. The soft spots aren’t hurting anything and if you get the holes fixed they shouldn’t get any worse.
