Roof cleaning
After 4 months in the Texas sun, my roof is almost black with pollen and dust. Looking for recommendations for a cleaner, and possibly a good sealer after the cleaning. Thanks in advance

Wash with Blue Dawn Dish Soap and rinse clean. Check for any crack in the sealant and touch-up if necessary.

Michelle and Ann have your answer! Just make up a bucket of Blue Dawn dish soap and water and use a soft to medium brush to clean the roof. DO NOT use any floral or fruit scented soaps or you will invite birds to the roof and find small holes where they have pecked holes in it because they are attracted to these scents.

FYI. My unit isn't as old as yours. However, I had a new roof sprayed on last fall. The roof had been chalking off for several years. I inspected it and noticed along one edge where the 'bumps' were from the flashing under the outer edge had bulged up for years, it was actually wearing thru. About every 2 feet there was about 8-10 inches where you could see lines running across over the edge. Upon closer inspection it looked like the roof was almost gone on these areas. The roof was grainy feeling and felt like sand sort of and would rub off. So check it out carefully.
Oh, I live in AZ and it sits out in the sun 9 months a year (except when we travel in the summer).

Use Dawn or Spic N Span. After it dries, use Dicor Rubber Roof sealer / treatment. Pour a small amount on from the bottle, use a squeegee to spread it around. Do small sections and keep moving over the roof until finished. Don't press the squeegee so hard it's dry. You want it slightly wet. Then simply let it dry. Depending on the outside temperature, it will take only a few minutes. After it dries, be careful walking on the treated area. It will be very smooth and slick.
You will need about 3/4 to 1 gallon. If you get the smaller spray bottles, you'll be cramping your hand doing all that squeezing the sprayer handle. You'll end up taking the cap off and pouring it. So, just plan on doing it this way from the beginning.
It comes in gallon jugs (that's the cheapest way to go), and if you don't use it all, you can use the remaining to apply a second coat. I had a partial gallon jug in my wood shop storage shelves for over 3 years, left over from my previous camper. It was still good, as it never froze, and I used it to finish up mine the first time I treated the roof. (after 3 years of ownership).

Yes on Dicor. I neglected using it as many said it wasn't necessary. However, after talking to dealer about warranty issues, for the warranty to be allowed, you must either have a dealer treat the roof yearly - OR - do it your self and save the receipts for the purchase. Just FYI.

Dawn dish soap and a scrub brush did the trick for mine and it had sat uncovered out in the Texas elements for 2 years before finally going into an RV barn I built.

twindman, who did your roof coating. I heard that there was a vendor in Mesa/AJ that does it on a seasonal basis.

I actually went to Prescott. That is the only place West of Texas that the company had an office. Search for FlexArmor in Prescott.

Roof cleaning
I had the same issue with chalkiness being in south Florida and made the decision to recapture with “RV Armor”. They came to my location and cleaned / coated with their product which has a lifetime warranty and is transferable should you decide to sell at some point.

I'm not sure how to get around the solar panels on mine....the clearance between them is barely wide enough for my foot. I'm not as agile as I used to be.

I have always used Dawn dish soap since brand new in 2010. I don't want to put anything that makes my roof slippery. Almost everyone on this forum uses Dawn dish soap and I won't do anything differently.

Any dealer that tells you have to have it treated once a year is blowing smoke in your eyes.

The Keystone roof warranty will be voided if you dont show proof of annual maintenance.

I don't hear too good but I read real well. Where is this documented?
I know in my sales package the there was no annual requirement and the roof manual says it is guaranteed for 10 years and they recommend cleaning it with mild soap and water periodically. But I have an EDPM roof and they now use TPO. To me it should be the same but now that Dicor (and others) sell their "special" roof cleaning products it isn't beyond them to force a new revenue source.

Well now I feel silly....I distinctly remember being told by the sales manager that I need to show proof of roof maintenance....Humm....the roof warranty is VERY vague. Well it worked! I had my roof treated every year at $350 a pop. That included dicore.
Funny story, if I hadn't been diligent about roof maintenance we wouldn't have discovered a staple making its way through the TPO at 35 months and I wouldn't have gotten a new roof under warranty.
It's all about he dealership! FLRV!

And both times when I bought from FLRV there was no such roof program.
