Noisy slide out

My street side slide out which is the largest is squaeling going in and out. It looks to me that there is some sort of bushing on the bottom of the square tube that the rail rides in. I have tried to clean the rails and lube them but to no avail. Any suggestions?

Can you tell if the bushing is siezed? If you think it is, spray some penetrating oil on it and let it soak in to see if it helps
