From the way it sounds, since you are staying put all of the time, I'd bet your rig will be a lot heavier than it would be if you weren't. That being said, the difference between a 3/4 ton and a 1 ton SRW wheel truck if you ordered it is only around $800, but would probably no difference if bought used. An F350 SRW would be rated to pull more IF you care about ratings. As for those saying an F150, this happened last week where I work. They had been to Arizona with the rig and was on the way to Florida in this rig pulled by the F150 you see in the pic. Use a 3/4 or 1 ton.

emergency tow

consider this I built a 2018 ram 3500 dually 6.4L hemi. crew cab 8 ft bed and gvwr of 14000lbs. only in this config can it safley and reliably do the job. tradesman trim included fith wheel 20K hitch,concience group heavy duty alt and a tonno cover. jersey tax and tags over $7200. for 49000.00. this config can tow 15,950lbs. If you want a used truck check the vin number on fith wheel street website, you enter the vin # and get the answer instantly what the truck is rateed to tow. With the ram i saved 20,000 on the purchase I save 60 cents a gallon on gas and i get oil changes for $119.00. I am on a trip right from New Jersey through Hilton Head island. And all over florida. Averaging 8.5 MPG and nevery had to go under 60 on any hill. Just one thought if it is an emergency like a storm that would be the worst time to have a too weak truck.
