Florida House Sold

After only 4 days on the market, our winter home sold. We decided that we would rather spend our summers in Illinois, on Lake Michigan, and find other areas to spend our winters.
Now the fun part of moving our stuff back north.

Congrats! Don't know the circumstances of you Florida home sale, but having been on the other side of it (buyer) for the past month I would wait until you have the money in your account before moving all your stuff back north. Each week we watch dozens of homes go off the market, then something must happen to make the deal fall through because they come right back on the market about a week or 10 days later.

Congrats! Now you can join us at the Central Plains Rally in June! Nothing better than knowing you have something completed so quickly. Must have had the house priced right and got it on the market just the right time too. Take care and congrats again!

Whether the deal falls through or not we are packing up to go back to Illinois. Ron, once everything is fixed with Monte we will be able to schedule all our outings including Nebraska.

Dick, Ours finally sold also. we close Thursday 12th. I think most of the problems with them going back on the market is people can't get the money. The supply of houses here are slowly diminishing. Good luck with yours.

Talked to a realtor this last weekend at a home show here and he said they are really hurting for listings here in the Omaha area. They have buyers but no houses that the buyers want. Maybe the change of temps and season will change that situation! Might have to list ours and move to the farm! NOT well not yet anyway!

Sometimes it's best to keep my mouth shut. Home inspector may have killed the deal. He claimed that there was a leak in the wall from the hot water heater. Additionally he talked about problems with the faucets and the stack pipe. Also said the shingles needed to be "rescrewed" and sealed because the nails were rusty. A lot of things he should have checked he didn't.
Called a plumber immediately who said no leak, faucets were all good and fixed the collar on the stand pipe, all for $20. Doesn't help if the deal falls through.
Oh well, their loss. They need a house ASAP as they close on theirs the beginning of April and she starts a new job here 2 weeks after.

I wouldn't worry about what the House Inspector puts in his report. From our experience a couple years ago selling our house, at least some of the home inspectors out there are idiots! They almost have to put something down in the report to justify their fees. Probably the only real concern to them would be any type of roof issue.

Good luck. The good thing is that houses are selling good down here right now.

All is good. Plumbers report negated the home inspectors. Buyers close on their house the end of March and will live in a motel until closing.
