Roof flaking??

Did a search and didn't see this exact problem discussed. After some bad weather (snow, wind, rain) here in AZ. Went out and had white flecks of stuff on everything!!!!! Went up on roof and noticed it was flaking?? HOW did you remove flakes before coating(scrape, brush, pressure wash), and what did you coat it with??? It doesn't look in bad shape other than this flaking issue!! Any thoughts?, suggestions?? Thanx in advance for the replies

Since you indicated "new to you" ... perhaps the previous owner had coated the rubber roof membrane with something and it is what is flaking off?? If it has been coated with something like Dicor or RV Armor ... I'd suggest contacting the manufacturer for advice as to going forward.

I would not recommend scraping or using a power washer. Where it is flaking, is there white membrane underneath or black membrane underneath. If white, likely previous owner used liquid roof, rv armor or similar product to coat the roof. If black, likely the roof itself.

I wouldn’t do a thing to it. There is nothing you can do to help if the actual roof is defective which I doubt if it’s previous owner didn’t do something to ruin it. In that case it cannot be fixed.

Looked at it again today, no black showing, and doesn’t look to have been coated in the past?. Thanx for the replies. I’m at a loss as to what to do. I’m going to

I've seen what you describe before. It was from being exposed to the elements for several years and nothing being done to the roof. I doubt the roofing material is ruined, just deteriorating from age and exposure.

I would wash/clean the roof with a recommended (you pick the brand) roof cleaner using a med soft long handled brush. Remember that something like Dawn dish liquid will cut the wax right off the trailer requiring a reapplication. Once the roof is clean I would then apply a roof coating made for that type of roof. By the year and model I would suspect it's an epdm roof but could be tpo. You can verify by removing the bathroom skylight and look at one of the corners where the roofing material has been brought over the edges and secured. If it is white on top and black underneath it will be epdm. Once cleaned and type of material verified you could then apply Dicor roofing treatment to rejuvenate your roof....and eliminate that flaking. After that clean your roof regularly; I clean mine once a year. You also need to be inspecting all of the sealant along the edges and end caps for cracks and slits and repair with the proper Dicor sealant accordingly. SDgood1, I have pondered this for some time. I did some research and found out that these roofs are good for like 20 years. Mine is a 2005 and it does not look new, but it does not leak. I looked at the company that makes the membrane and they say to not put anything on the roof. All of the reviews of the roof coating are not great. It only lasts a year or two and starts flaking off. I have decided to not coat mine and just pay attention to the seams and penetrations and use self leveling sealant on the cracks. No need to scrape off old, just clean and reapply Dicor self leveling lap sealant.

If the manufacturer says to not pull anything on the roof that might or is good advice. They are the people that made it. Listen.
This roof is on millions of buildings all over the country.
