Propane Water Heater & Furnace Not Firing?

This weekend first time out this year my water heater and furnace would not ignite. The furnace fires for 10 seconds or so and then shuts off...water heater nothing.
The water heater on electric works.
Stove & Oven Work fine - took a while to purge air for oven to start
Propane Bottles are both heavy

One thing I noticed was even when the propane tanks were disconnected the regulator still showed green? I flipped it both ways..green with both tanks disconnected still showed green. Shouldn’t it show red?

I followed earlier advice of disconnecting tanks..reconnecting and very slowly turning on. Did not work.

I am also aware of sail switch problems talked about around here, but would that also effect water heater? I am guessing I need a new regulator in my not very old 2018 3721RL? If you guys think so...what brand would you recommend?

Thanks for any help!

If the heater ignites then shuts down most likely the limit switch. I took mine out cleaned contacts and tapped it a couple tines reinstalled and now the heater works. Sail switch affects the blower not ignition. After 3 cycles of ignition then shutting down your heater goes into lockdown. You will then have to turn off and pull fuse to reset the heater. Good luck.

Will your range light, if not, run the gas to the range until all the air is out of the lines and then see if the other appliances light. If that isn't it, the regulator would be my next guess and I'd probably get one from treckwood.com
