It had mildewed black spots that did not want to come off. A neighbor in the park happened by and said have you ever used "Clorox Clean Up" and he gave me some to use. WOW what a great cleaner for the awning. I sprayed it on, waited 5 minutes and then used the scrub brush my awning looked like new.
