Before you buy check out everything you can and can't do on that property. In other words don't assume go to the township/city hall and make sure you'll be ok. As an example there's a 5 acre piece of property right next to other houses by me for sale that doesn't have enough property width to build on but the asking price of almost 40K would lead one to believe they could. It's not the realtors job to warn you his jobs to sell it.
