I went up and inspected every inch of the membrane and found nothing (doesn't mean there is not an issue). I checked the skylights and all vents. Nothing obvious. In February, I had put Dicor self-leveling adhesive on every vent and skylight, antenna, etc and that all looks real good.

So, I am also leaning toward the AC. I say this because on the inside of the unit, the rusty staples are showing on the ceiling from the AC unit position toward the rear.

The difficulty is that I have a ducted system and I do not how that works as I have never taken the AC unit off (only two years old). I have my appointment on Tuesday and hope they can positively ID the cause.... we'll see.

If they do say it is a blockage, or a bad seal I assume this is an easy fix? My remaining question would be, now what do about the mold that has to be above the ceiling? Do you recommend pulling the cove molding off, and removing the ceiling panels to replace the insulation? and then remounting the ceiling panels?
