I think the section below fairly represents all of the baggage and access doors for our units - no matter the location. Look this over and ask questions.
I am willing to bet that some of the caulk round the frame has failed in a spot of two.

Edit: For clarity - I added the butyl tape between the door frame and the sidewall.
