We just replaced our rig outside Ruidoso NM. It had been here almost 16 years; never moved nor was it covered. It sat on our 10 acre property which was covered with huge ponderosa pines. Never worried about pine sap unless it got on our clothes. Got on the roof once a year with a can of white roofing tar and a paint brush and resealed everything after cleaning the joints. I think the rubber roofing had oxidized enough so nothing ever stuck.
