Roof replacement

Has anyone had to replace the EPDM roof ? We have a 2014 High country 35 ft was curious of what it would cost. Last year during cleaning, my shoes stuck to the roof material (leaving shoe prints) The camper is still in good shape for its age but not sure its worth what it would cost to replace the roof. I spoke with a company that seals the existing roof but they said the membrane is breaking down from the bottom up and could not warranty their work.
Any suggestions?

We already replaced our roof on our 2022 due to a big tear. It was $12,000! But insurance covered it! The install of the roof looks 100% better than the factory install. I don't know if my roof was EPDM. Our model is the 35' one.

Had mine replaced under warranty. 40 hours labor. Labor rate in CA is $210 an hour. Add in material and 12K sounds right. If it were me, I'd do this.

Ours was like that then we had a hail storm that made it worse. Insurance paid for it but we had a Flexarmor roof put on for about $11k.

Flexarmor is the way to go. We did that on our 2014 Montana and we will go that way again if the roof needs to be replaced on our 2022. rvroof.com

I had flex armor put on for $7000. Did it in the Prescott store. I think they are the only store west of East Texas. I think either lifetime or 15 year warranty. Oh, I did this 3 years ago I think.
The only drawback i can see is if you have to cut into it anywhere, say to replace the whole exhaust fan for example, voids the warranty. Unless you have them do it.
Really good job. They spray over the metal trim around the edges, so completely sealed.

Our roof was doing the same thing. We had FlexArmor put on as well. It’s a transferable lifetime warranty. I agree with twindman, if something on the roof needs to be replaced you’ll need to take it back to FlexArmor to have them do it.

Due to labor rates, Flexarmor is cheaper than standard roofs. They charge by the foot. They pulled my A/C's and put in an adapter plate first, so the A/C's can be replaced if necessary in the future without voiding the warranty. Sevierville may be your closest dealer.

I have a 2018 Montana high country that was damaged from hurricane IAN. I went with Rv armor, they did a great job and came right to my house to do it. Also lifetime transferable warranty. Best part is that if you ever need any repair they give you a small repair kit, but will also come to you to fix it.

Our 2021 Montana 41’ had the roof replaced at Campers Inn, Lady Lake, Florida. It took 10 days to strip and replace the roof at a cost of $13,000.
The rig on the 1st summer out had up to 50 nails coming out of the roof. Keystone had a company repair the holes just to have the nails come back out of the roof 3 months later. It was a battle to get the roof replaced and our temporary housing for 10 days paid for but they eventually did pay. Campers Inn did a fantastic job installing the new roof, I have absolutely No complaints.

My 2006 roof was showing spider cracks. After checking out the EPDM roof, a good friend's son, owner of a very successful commercial building roofing company, advised that a vinyl, two part sealant would be good. We used Dicor roof sealer in white. Had to mask all sides to protect from the nasty required cleaner. That took 1 day. It took another day to apply 1 coat of the cleaner, rinse and scrub it, then 2 coats of the sealer. Materials cost was about $800. After 3 years it looks great, better reflects the sun, sealed over all the roof accessories and edge joints and shows no sign of deterioration. Our rig remains outside, unshaded, all year. Did it myself, but a second pair of hands would have really helped, particularly in masking with plastic sheeting.

Don’t know the cost, but they come out and replace the roof with a material like rhino hide they use it truck beds. Look in Rv magazine for more information.

RV Armour

Had a tree cut my roof 2 years ago. Insurance paid $7000 minus $500 deductible. RV Armour charged $6700 for a lifetime roof (37' unit) including repairing the roof and 2 ac seals. The lifetime is the life of the trailer and can be transferred to a new owner. They came to where the trailer was parked to do the job.

In 2021 we did Flex Armor for $7665 including replacing 3 panels of roof decking and installing a replacement rear AC unit. It looks great! I would want that on a brand new RV…EDPM is garbage IMHO. Base Price was $175/foot.

Roof

I own a 285 RLD 2007 I coded my roof with liquid rubber around 2016. I sold it last year and it was still good. I was able to do it myself and it cost me around $400-$500. it bubbled up for a couple days when it cures scared the hell out of me, but it all went to normal. Make sure your mask off your sides. Well there are a lot of videos on YouTube about it.
