Hot Water Heater Issues
Well....Couple of weeks ago the electric water heater quit working, good thing it’s a propain as well. Anyways I replaced the element today and still not working. I checked the power to the element and I’m getting power to the black wire when grounded to the tank, but no power from the black to white (neutral) I’m thinking I’ve lost the neutral connection. Any other suggestions would be appreciated.

Have you checked the thermostats? They are notorious to burn the wires off
In fact I carry an extra just in case

Hate to ask but what about the main breaker and the switch on the panel inside. Also the elect switch on the w/h. That switch has a tendency to go out also.

There have been several here posting the same problem about the neutral. They found a loose/bad/burned neutral connection in the junction box on the back side of the water heater.

There all working, I have power...Just not what seams to be a neutral.

On my 2008 3485 the Suburban water heater had the switch on the wall of the heater under the burner pipe. Additionally the switch was mounted up-side-down where you push the bottom to turn on the electric. So you may think it is on, but it is not. So now you know how I burned out the first heater.

If you have power at the element the breaker and the switch and the reset are all ok. Start looking for an open neutral. First place I would check is in the breaker box as many have reported not tight neutral connections right from the factory. If it was a little loose leaving the factory it will only get looser with use.

I’m going to chase the neutral from the water heater to point of termation.

This was the problem on our 2012 3585SA back in 2013 or so. Remade all connections in junction box and then all was good.
