Seal rubber roof

Hello to all. Need some opinions on coating my rubber roof on my 2014 montana. No problem with the roof, I wash it 3 times a year. And it is good shape. I see the coating you can buy by the gallon from camping world. Do you think it's a good idea to coat the roof, or leave it alone.
Has anyone put it on there trailer, and how long did it last, was it cracking or peeling? Also should it be inside when you do the job in case it rains?any help would be appreciated. Thank you.

joe1047 It sound like you take good care of your rubber roof! If your rubber roof is in good shape I would not put any coating on it at all I would check all caulking around the vents, sky lights and all that stuff and just keep doing what you are all ready doing by keeping it clean! more than a lot of folks do.

I'm with Bob on this one! I clean my roof usually twice a year and all I do is use a medium brush and some Blue Dawn in a bucket of water. If something is a little more difficult to remove like tree sap and the like I just go over it again and concentrate on that spot/s. I only wash about a 4' section at a time and hose it off right away so the soap does not dry on it. Afterwards, I wash down the whole unit using the same formula of soap and water. I always check all of the caulking around the vents, skylights and etc and if needed recaulk those area that are needed. Don't fall for those products that say they protect your roof and etc. It's a waste of money!

At past national rallies the manufacturer of the roofing material hasn't even been that big on washing the roof, let alone putting a coating on it.

We wash ours a couple times a year, yet we still have the black spots. Any solutions, or is this just part of the way the roof gets?

I think the roof is warranted for 12 years if you do nothing if you put a coating on it who knows.
