roof coating

last year I coated my rubber roof with an elastomertic paint from Brentwood Roof Coatings in Canada.The roof had no cuts or leaks it just had some black spots showing so I decided to spruce it up. I purchased amount recommended and applied as per instructions. In the spring of following year (4 months later) I noticed the roof bubbling in a couple of spots and found water accumulating under the paint.Later in the year I notice patches peeling off and after several conversations with manufacturer I was told it was my fault and they would do nothing for me as I was the only one in over 1000 applications that failed. Also had to have the entire roof replaced as water was trapped under the paint and got through to the wood underneath, this was all due according to rv tech because this product will never adhere to a rubber roof that is more that 2 years old.
He said he has seen quite a few rvs with same problem because the paint is applied to a roof that is more than a couple of years old , my Montana was 2005. Has anyone else had this happen and what recourse did you have?

Wow that is a bummer. One of the best pieces of advice I ever got a leave the roof alone. The only thing I do to mine is have the wash crew pressure wash it and that's it. All this miscellaneous crap people try to sell you just that crap again leave the roof alone. Besides couple black spots on the roof who's going to see it? JMHO.

Two of my neighbors in Florida applied what sounds like a similar product although I do not remember the specific brands. One was a 10 year old motor home, the second was a 15 year old fifthwheel with the original roof. In both cases, the prep was critical, a specified chemical wash was required followed by application of a specified primer after which the final product was applied. Motor home was done three years ago, fifth wheel was done two years ago, and both look extremely good. Both owners are happy. No problems like you described. I do remember the product used was expensive, over $125 a gallon. When they arrive in Florida first week in November, I could ask for the specific brands they used, (were not the same) but that wont be much help for your situation. Certainly I would take what the RV tech told you with skepicism about only using on roof less than two years old!?? The products I have read about are designed to extend the life of an aging roof.
