Water Regulator

Lately my water regulator is showing that the pressure is 80#PSI. Open any facet in the rig and pressure drops back to 40#PSI. Wait awhile is it creeps up to 80#. Doesn't seem to hold 40# like it always has. It is maybe 5 years old and only my 2nd in 8 years of RV'ing.

Is the regulator failing?

Sounds like the regulator is going bad. Most regulators like you show work off an internal rubber diaphragm. Deposits in the water collect on the rubber making it less pliable which make pressures do some goofy things. Some times you can exercise the pressure adjustment screw to break the calcium build up off the diaphragm. Or for $24 just replace the regulator.

A cheap water pressure regulater will do this. They usually limit pressure without regard to gpm. Also, it could be the water supply itself not keeping up the gpm.

Try the RV Water Filter Store .com. They have good stuff, information, and anything you need on this subject.

If you have one like your pic you can take it apart and clean it out and check the spring & rubber diaphragm. I have seen the get stuck or even brake over time.

We had one of those Valterra adjustable regulators a few years ago, and it started allowing the pressure to increase that way. I replaced it with a Watts Series LFN45B-M1 regulator, and I just had to add adapters to work with hose threads on both sides, and there are repair kits for these units. I have yet to have to adjust it, as it never allows the pressure to exceed the 55 psi setting I have it set to.
