Storage Compartment Door Seals Leaking. Replacement?

The door seals on both sides of my pass-thru storage compartment are leaking in water when it rains on my 2011 Montana Mountaineer 347THT.

Where can I buy replacement rubber seals made specifically for these storage compartment doors?

Or do you recommend something else?


On a related note, the pass-thru storage compartment floor is a little soft, probably because of the leaks and the water got in and maybe damaged the subfloor. The floor is vinyl and looks fine, but I don't know what the subfloor is -- plywood maybe?

If I have to replace the subfloor, how do I get to it?

The floor is soft but sturdy. It holds all my heavy gear just fine -- grills, cast iron cooktop, chairs, hoses, electrical gear, etc. I'm 290 lbs and I can climb into the storage compartment and crawl around and nothing gives way. I'm just wondering if I need to replace the subfloor and how to get to it.

Take a hose and forcefully spray around the doors. Then open and see where the water gets in.
Maybe the latch just needs adjusting tighter.
I also seem to remember something about a drain hole being plugged or something and the water around the door would flow back inside. Not too sure of this tho.

Good idea. Maybe get inside and have someone (you trust will let you out) spray the water and you look for the leaks on the inside.

I replaced my seal on one door with a glue backed seal I got from one of the box stores.

I replaced my seals that were leaking by using a seal from Home Depot/Lowe's. I also moved the seal from the back, upright edge of the frame to the flat area of the frame in between the door closing and the frame so as to pinch the gasket instead to roll it off each time the door is closed.

Check your sealant around storage door frames. I had a leak where frame connects to side of unit. Was leaking in at top of frame. I resealed with silicone. Hope this helps you

Are you sure it’s the seals leaking ? I have a 3400RL 2011. Had leaks into the baggage / basement compartment. Turns out the rain water was coming in at the compartment door frame. Right above the door (when closed) I sealed the frame of the door across the top horizontal portion of the door frame.
If you are not sure if you have resolved you leak and think this may help you. Respond and I’ll take a photo of the area I sealed which resolved my leak.

I removed & resealed every frame, not one was sealed correctly plus I added additional screws to keep them rigid. Look at the before & after, there was no butyl tape & only a tiny bit of silicone. When you closed the doors you could see the frame move which broke the silicone seal on the outside. Now they are all water tight.

I had the same problem and had the dealer run a bead of silicone along the top edge of the door. That took care of the leaks.

Sounds like several Montana owners have the same problem. Running a silicon bead across the top edge seems to have worked for more than one owner. However, as Renagade1LI found a lack of sealant around the frame,this sound like the real source of the problem. That’s a lot of work, but if the silicon doesn’t hold On mine I’ll investigate the same and make a permanent fix as he has.

Its not that bad, remove a screw and slide the door off, remove the screws securing the frame and its out. scrape off sealant if any, apply butyl tape & install. I added matching self tapping screws so the frame does not move, I did use small quick grip clamps to lightly pull the frame against the wall. I let the butyl set for a week, removed the excess & used extra flex silicone to seal the top & sides of the frame. One year later no leaks, and it only took an hour each, easier than you think.

Amazon is where I have purchased seals for a slide out, two types. You need to take a close picture and measure the ones you need. Their out there and have been fairly easy to replace.

My pass thru door was leaking water and soaked the floor. I caught it in time, dried all the contents & floor. Water was getting in at the metal strip above the hinge. Weep holes in the top of the door carried the water down to the channel on the bottom. water is supposed to drain to the outside, but instead drained to the inside. When the channel filled up with water, it spilled over onto the floor. I sealed/caulked all the metal frames around the pass thru doors and the latches. problem solved. Re-sealed all the frames on the front also--the sealant was dry and pulled off.

I’m going to replace mine soon too. They are getting pushed back on the hinge side of the doors. Any chance you could post a pic so I can make sure I’m doing it the same way? Thanks.
