Roof coating

I am in AZ and someone is having a roof re coated with Henry coating, should it be used on our rubber roofs?

No coating, The epdm rubber roofs needs NO maintenance other than cleaning once a year of so if you want. If the roof membrane is worn out from age it should be replaced. Coating it with anything is just a band aid. Epdm is warrantied for I believe 12 years or so.

I have a 2007 Montana is the roof i have a EPDM rubber roof as well. Thanks

I believe all manufactures have been using EPDM rubber for quite some time now. So I would bet that is what you have. Some of the newer units have TPO roofing which is a similar product. A friend has a unit with TPO roofing and it seams less flexible and has a texture to it.

EPDM rubber is used to roof a lot or commercial buildings and lasts 20 years+

Are you sure about this? I clean my roof & seal all flashings and end caps on my 2004 every year it has never leaked. But I was thinking of resealing it next spring. I've been doing a lot of reading on different products for sealing EDPM rubber roofs? Is it just a sales hype?

Yes, It is VERY important to get up on you roof several times a year to inspect it and caulk up and suspect areas with dicor caulk (sound like you are doing this) . If you want to be certain it never leaks, install eturna-bond tape on all the joints (front/back and around all vents Etc. Your roof is 14 or so years old, so If it is not kept under cover, I would plan on its replacement some time in the future.

I reached out to Keystone customer service via the Keystone website, provided them my VIN, and they confirmed my 2017 has a TPO roof, as suspected.. Keystone also has a couple of videos under the Owners menu that will assist in confirming what type of roof your unit has.

roof coating

For what it's worth - I have been working for commercial general contractors for 40 years. I have never seen a "roof coating" called for on a commercial building...schools, churches, car dealerships, office buildings, chip plants, data centers...never. That doesn't mean that roof coating is non-existent...just that if it was a common occurrence I would most likely have seen it used somewhere along the way.

That being said - about 15 years ago a neighbor moved away and he gave me some cans of paint and other stuff he did not want to move. One of the cans was some roof coating. I slathered it over my Alpenlite roof at the time. It made it pretty and white, but don't know if it helped anything besides the color.
