Roof Issue

Just discovered that the roof issues on my 2011 3400RL are going to require the replacement of my entire roof. This is on a 4 year old unit with the 12 year warrantied roof. Seems the issue is not with the roof material (which has the 12 year warranty) but with the workmanship from the manufacturer. The front 1/4 of the roof has (in addition to the "normal" air bubbles) 3-4' sections of the roof material on either side of the front A/C that have become unglued from the roof overlay decking. The dealer has quoted a cost to replace the roof and decking of $7500. It is appalling to me that on a unit that is supposedly one of Keystone's top quality lines requires a roof replacement after only 4 years of use. The roof has been regularly maintained and cleaned. Anyone else had this type of experience on a unit this new? Thanks

Is the decking under the membrane rotted? Why can it not simply be re-glued?

On my 2001 the roof did the same thing and Keystone paid to re glue the roof. A year or so later the front
half came loose and they paid to replace the roof. You need to take photos and send to Keystone and see what they offer.

If it was me i`d be flaming hot and take a razor knife to the loose areas pull it back to see if the wood is rotten if not re glue it and Eternabond the cut seam and be done with it. If the wood is rotten it will be more dollars I`ll bet then I would consider a new trailer.

I have some areas where the rubber roof is not bonded to the "whatever roof wood-like product" they used in the factory. So far the area is small. Am I going to let a dealer touch it? No! 1) we are full timers 2) I can do the work myself if I need to do something. If it were a large area with soft "wood-like material"...I might think about someone else doing it for a bit. I admit that I once worked for a general contractor and helped do additiona as well as new home construction so I am not new to such work. If you trust the dealer and feel they are not just out to make some money, then it is do what your gut tells you...but it is an rv and these things aren't always high quality constructed and they do take a huge beating being moved down our roads at 60 plus mph. john

Unfortunate. Many have had problems with small bubbles, or coming loose at the front, but not what you have described. I would say, based on my experience, that $7500 to replace the entire roof decking, as well as a complete new roof seems a fair price. Labor intensive job. As recommended above, I would work with Keystone first however. That is a lot of money.

Since they are replacing the whole roof, have you thought about Rhino Lining or Flex Armor coating?

I have a 2016 3710Fl with a similar issue. the roof was cut too long and was able to move and break the silicone seals around the antenna and the front AC unit which alowed water to leak in and rot out the floor in the driver side of the slide plus some tears and slipped from the gutter.

Long story short- Keystone WILL NOT cover repairs, they stated per chaper 13 of the owner manual it is the owners responsibility to inspect all seals... Developing plan to get legal action from Washington State Attorney General office..

I always inspect twice a year the roof seams on the ends and sides, all the spots where the rubber membrane was cut to facilitate a vent, antenna and related, generally clean and apply new dicor self leveling if anything looks remotely like it is cracking or drying up, also do same on top of each slide as well. As for bubbles and wrinkles yes we have lots... most rv's do with rubber membranes...

We have never been on the roof on this 13 3402 however once a year we have a mobile service in Florida inspect and repair or do what ever is needed to keep the roof properly maintained.
