Sorry oldelmer, missed your question. Regarding the flooding, it has never been a problem, primarily due to the locks and dam being located about 3/4 mile downstream (they are visible from the front yard). The river width due to the locks and dam is close to 700 feet wide at the house, the yard is about 15 feet above normal pool level. The highest I have seen the river is a rise of about 6 feet at the house. That six feet rise at our house translates to about a twenty feet rise about twenty feet upriver in Charleston simply due to the river width difference.
