New roof and window seals

I have a 2009 Montana, at 7 yrs old , camping world says i need a 1800 dollar roof job. and my windows need resealed, roof has black spots, and turns black with if rub on it and windows black flaky caulking is this right.

Your roof probably is the rubber roof with a black underside. You can check this out by removing inside trim for a vent and looking at the material tucked and stapled onto the inside structure of the vent. SO, if it is and you can rub it. On top of the roof and see this black layer...then for some reason it is toast. However, the manufacturer of the roof has a longer warrenty than seven years, so you need to contact them first to see what they will do for you. Second issue - dried butyl chauk around the windows. Are you having leaks inside? The butyl naturally dries out around the outer edges and leaks can occur. Not a hard job to do yourself if you are handy. Black butyl tape chauk, 3/4" wide is easily found on the internet in rolls. One just has to remove inner screws on inner frame and carefully use a plastic scrapper, push in under the outside frame all around the frame, then you should be able to pull the window out. Remove all chaulk behind the outer frame, install new, stick window back in, press every few inches, then re-install inside trim, all the screws finger tight, then start to tighten then just like you would when torquing a wheel. Job done on one window. Hope this helps you. Camping world price of $1800 for new rubber roof sounds proper to me. See what other moc'rs have to say. John

yea they are doing the windows to. wheel bearings, slide maintenance
and roof plus adding a second air in the bedroom all for about 4000.00

Seeing black rubber on your roof only means the protective and ablative (means it's supposed to wear off over time) is gone in spots. That does NOT mean you have to get a new roof if that's the only problem. I'm certain I've seen coatings for your kind of situation, but don't know how much the run - certain that it's not anything like $1,800 though. I'd still check on the warranty though.

As for your windows; just because the part of the sealant that's exposed has flaked off doesn't mean that the part between your window frame and trailer has gone bad. Just take a hose to the side and see if you've any leaks. If you do, like John said, it's an easy job to fix it yourself.

Here is the real deal, clean and reseal and windows 550.00, clean and reseal roof, 575.00, cool coat the roof 1000.00, and am still 10000 upside down on the fith wheel. figure if i do this am good for awhile but do not want to waste my money,

I trimmed the cracked seals off my windows and resealed it with silicone on the advise of Camping World in Albuquerque. Haven't had a single problem.
