We have the 16' A & E Awning. We used to live in WA state, where -(they breed mold and mildew) right along with the dirty tree needles and pitch. Someone posted here on the forum the use of OXY Clean to clean the awnings, and since we had tried everything on ours to no avail, we thought we would give it a try.. well.... WOW does it work good! Our Awning now looks like brand new! I never use another product on it. We just opened the awning, sprayed it down with water first to get the dust off, then we got a ladder and bucket and brush and started washing. Everything came off inside and out. The colors are fine and did not run or fade. Anyway, to make a short story very long, we use Oxyclean. Good luck.
