Roof issues - help needed!

We were preparing our Montana for hitting the road for three months and found issues with the roof; five extreme wrinkles running the width of the roof, two small tears and lots of spots. Dave noticed the spots last winter and thought they looked like soot but freezing temps in Iowa prevented him from cleaning. Would not be too concerned about the wrinkles. Moderating temperatures will likely take care of some of this. Regarding the tears in the EPDM, clean thoroughly and repair with some Eternabond tape. Check the roof closely and be sure to seal any questionable areas with EPDM sealant.

I agree ... the wrinkles in the rubber roof material along the plywood seams are pretty common on any RV ... yours is just abit more defined than most. The black spots are due to not cleaning and conditioning the roof a couple of times a year. It just looks bad. As mentioned ... repair the tears with Eternabond tape following its instructions.

Agree, but assuming the tears are due to tree limbs, etc, not a defect in the roof material.

Agree with everyone else. Clean it, repair the tears and keep a close eye on it during your trip.

Just a note about the wrinkles... they are there on purpose. They allow for contraction and expansion so the rubber/tpo doesn't rip due to weather changes.

I also would not get too freaked out over the two issues on your roof. I would make sure the tears are not from staples working up through the material, but the tears themselves can be repaired as indicated by posts above.

Just a side note on Keystone roof warranty. Customer service has indicated to some that the actual roof is under warranty for 7 years. My 2014 had numerous staples pushing up and still does. Last year I went back and forth with Keystone over the issue and they would not fix it, but indicated that if it failed in the future (prior to 7 years) it probably would be covered.

Was your roof covered last winter or stored in a moist enclosed building. Those spots looks like mildew seen in boat covers and canvas. Use Protect All Roof Cleaner and follow up wit Protect All Roof Treatment. Follow the directions on the product but you may need a soft scrub brush to get it serious mold. I agree the Eterna Bond tape is the best for tears I clean our roof on our 2013 Big Sky 38RE at least once if not twice a year. We also use and ADCO cover for ours fior any winter storage or longer times in hot summer sun. We've had some staples surfacing but you can pound them back down with a soft cloth over the staple under a small piece of soft wood and use a rubber hammer. Takes time but roof cleaning and maintenance is important. Good luck.

Roof should not have bubbles. Roofing should be glued down. A bubble is roofing installed incorrectly waiting for a tree branch to tear it open so they can deny the claim.

Agree 100%. I have had 3 SOB 5th wheels before this Mountaineer and the EPDM was tight as a drum. No wrinkles but they had the staple problem also. Don't know what they have against screws.

IMHO The roof wrinkles look normal, my roof looks the same and the dark spots are mildew. bleach in a bug sprayer will remove it. we have that exact same thing in high humidity of southwest Florida.

Only if you are the original owner, otherwise if purchased used the 12 year warranty is, well, ENTIRELY WORTHLESS. As is the floor covering warranty. Even if it was only 4 months old when you bought it.

And ... the 12 year warranty only covers the roof material. It does not cover bad installation, sealant application, or trim install. That you have to deal with Keystone itself.

Roof material coming loose from front cap of 2015 305rl to the front AC. I'm at the national rally and service technologist do not want to address the problem. Was told what the most likely cause was a non sealed cap near the hitchpin. He sealed it leaving me with waves in my roof. Any advice would be appreciated while I am here in Goshen.

dannyrver ... you tacked on your issue to a 2 year old thread. Probably should have started your own post. The 12 year warranty is for the membrane, not installation ... they'll first respond by saying it is owners responsibility to regularly check and seal roof seams. Being in the area ... plead your case to Keystone.
