Building an RV park

My Wife and I are looking into buying an old trailer park on Lake Dardanelle in Arkansas. We have a dream of a small but well run RV Park that would be as nice as a corp. or state park but could accommodate some full timers. We have a nuclear power plant in our area, and a lot of those workers have gone to full timing. We want to do this thing right. Do you all have any suggestions pros and cons that you could share with us? What makes a great private RV camp ground for full timing. Full hookups, cable, and phone service are important to me, as you know a shady sight is great but hard to pick up satellite signals. I hope you will give us some of your wisdom to help us in making this decision.

Wide spaces are great, clean restrooms with private showers, WiFi, Pet area with grass and gravel, pull throughs with plenty of length for the long rigs with parking for the tow vehicle are a few things that we like to see.

You can get some great ideas from visiting some of the Escapees parks. We've stayed in three of them so far and found them all to be really nice. Two were outstanding and one was OK. The OK one was one of the first to be built. It's the one near Casa Grande, AZ.
The nicest one we've stayed at was the Park Sierra, CA park. It is near Yosemite, CA. A close second was the one in Sutherlin, OR.

The parks are built for RVers by RVers. So they really know how to do it. Checking them out would be a good starting place for how to do a park.
