RV Storage Services,

Hello all, looking for some input. I have been thinking for years of opening an RV/Marine storage facility. I love boating and camping, so why not put it to use. Around here, we have your basic lots where people pay to store their toys. Im looking to be different. I want to offer services too. So I have all this in motion, but I would love some feedback on some of my ideas, and possible some pointers on what we all might be looking for in a storage facility. For starters, will just be outdoor storage, but I will be adding indoor heated as well. Id like to have services too, perhaps fire wood and ice available. Offer a wash area. Power, to leave fridge on perhaps while in storage. Also, detailing and light maintenance, winterizations and summer commissions. Also, thinking about after market accessory installs, custom lighting upgrades, home theater. Dont want to get into repairs too much, but maybe even some custom remodeling or modifications. I have knowledge and experience in all these areas. Just looking for feed back, are these services you would look for or use, or wish you had in a storage facility?
Eventually, for the weekend people, id like to offer pick up and drop off of unit to your house.

We had something similar here in Tucson. After a few years the service side of it died. I believe their prices were on the high side. Now they just do storage - all indoor.

We have used several storage facilities over the years. Never needed propane, electric, dump or maintenance services. Did want security, site setup easy to get into, no worries about others hitting the rig, and a reserved site. Good luck with your plans.

Wow! You are really on an aggressive path.

Mine stays in local fenced gated storage that is a combination mini storage plus RV storage with on site manager. RV storage is about half outside storage and half covered but not enclosed. And both areas pretty much stay full with a few boats tossed in the mix. Here it is more about hot sun than cold and ice. Covered stalls have 15 amp power as an $ option. It has a dump station with city water for fresh water fill.

Wash station would be great. I do my own maintenance so that is a non issue for me but would probably appeal to many. If you did the work yourself then you would not have the issue of an RV tech and you could pick and choose your jobs.

If you study it carefully, go in with your eyes wide open, and fully understand what you are in for, could be a great deal. Good luck to you.

There is a storage facility near my house that offers, covered and fully enclosed storage for rv and boats. They have a wash station, dump station, air for tires. Electric hook up for charging batteries at extra cost.


Now where I store my rv, it is an outdoor storage. While chatting with the owner one day, he said it did cost a pretty penny to get it going.
You might check into cost of setting up the property. I know for him he had to have fire hydrants installed per the city.


Big thing would be, is to make sure there is ample room for backing an rv into a stall. Not only space with, but distance in front of the space for maneuvering.

What I look for in a storage Facility.
1. Room need to be able to get in and out without too much fuss
2. Security
3. Covered parking

Rest is just added expense that will make you too expensive for me.

Then again I was too cheap to get truck and camper detailed at Rally (They do an awesome job)

haha all good input, this helps. All the extra services would be at an extra cost, so would appeal to storage customers and those to who want a little more. More or less just adding conveniences if people wanted them, they would be available. Around here there are just open lots or indoor storage. I am also trying to stay separate from those that store other toys, or build storage units, that way the goal always stays focused on the RV/Boat customer.

Can anyone share their pricing? Id like to compare with what the charges are here, usually for a 20 x 40 spot it runs about 100-130 a month for outdoor storage, and most places will do a seasonal price if it is just for the winter.

The problem will be to find help to run it and/or be there to provide all the services you want to provide. I have a 50' x 20' foot space, covered, locked, with power and water (I furnish 200' of hose), and live on premises security. Dump station would be nice but not necessary and propane is not needed. No charge for anything extra...I did give the security guy a 30 pack of Busch as a token of my appreciation.

I've in the place that you want to be. Indoor storage, wash and wax, propane and maid services available. Huge "pick and choose menu" is available. All of the RV's are stored in a very large building that is rodent protected and uber alarmed! Fenced and secured drop off and pick up area. Located in Northern California (bay area), there a little expensive but well worth it, and he has a waiting list! Private message me for his information. I'm sure that he can help you out a lot.

In Mesa, AZ I store in open storage with security entrance camera. Just raised rate to $50 last summer. I think covered is $80-100 range.

So during 3 seasons the sun isn't too too bad and rarely below 32 degrees.

gosh, what a thought.

for pricing, just call local storage places. up north here it is $15, down state it is $2400 a year...no monthly.
just have a dump...charge $15.
down outside right now .... in my opinion.


you can have referrals for mobile rv service and washing too.

Great, I will reach out in time. Im starting outdoors first, gated, well light and plenty of security cameras all around. Eventually. Ill be going to a warehouse type building, all in doors, with services, generator, etc. Have to start small first though, and expand. I can see prices are all over the place all over the country thats for sure. Around here, its about 100-150 a month depending on the size of the pad.

Agree with all recommendations, but would add to make the sites wide enough to at least partially let out slides, and to let down fold up steps like the MorRydes.
