This just re-enforces our decision....we put our S&B on the market
the sign went up this a.m., open house on Sunday....hope it works out!
We don't have any illusions about selling property in this economy, just thought if it's going to take a while, might as well start now! And I had heard rumors about this happening a little while ago, guess now it's a reality and sorry but I'm not up for more government intrusion in my life!

Wayne, I may be missing something here, but the referenced bill has had no action since July 2009 and remains stalled. I also quickly scanned this bill and not sure what the direct impact would be on residential property if passed? Tks.

What I learned was it would require all property for sale to meet all new EPA standards for energy efficiency i.e. insulation, windows, roofs, appliances etc must be up to new standards in order to be sold. This could be an expensive proposition that I would prefer to avoid, as some of these regulations can go into effect upon passage of the bill. That's just my understanding, could be wrong, doesn't matter we're selling the S&B now so hopefully won't happen.

To retrofit all existing homes with EPA standards - That would create a revolt by all home owners!

First it is simply a proposal because a bill is just a bill. It appears to have passed the House about a year ago but there is no indication it has ever gone to the Senate. It is NOT the law of the land. Second it is my reading of the bill (admittedly rather quickly) that it applies to new construction only and only certain construction at that. Common sense says that it would be completely impossible to retrofit all of the existing dwellings that might go up for sale in one year within that same one year.

This may not be the same one that I heard about, but the one I did hear was discussing the impact on sales of existing properties and requirements for upgrade or financial penalties. There was group of people discussing it from several different areas i.e real estate, business, banking etc.... Who knows, they will do what want anyway.....

I've been on the road, and I am just now getting on the forum.
I can not add any more than what PBahiln has offered.
It may not be possible to retrofit every home, but my interpretation is that if you are a seller you MAY be required to retrofit for ecology before you sell. The original email I received is on my other computer so I cannot re-read it to dig into it.

Wayne, our 2-year-old house is so energy-efficient that it would be a model home for the standards (had a builder who was really on top of that stuff). So, we have that base covered. Now, can you LEGISLATE some buyer our way? Hogtie and drag them out here? The open road is calling, but until this place sells, we are stuck.
