roof cleaning

Tried to clean roof several times, not sucesful.Used soap and wax and water+alot of elbow grease,no luck.Im afraid of using chemicals and having them running down the sides of 5er.We have a 3721rl 2018.Any suggestions would be very appreciated.

At a national Rally a few years ago, the roofing manufacturers rep didn't recommend cleaning the roof at all. We never cleaned the roof on our 2010 and now are not cleaning it on our 2017. People have had good luck using dawn, but don't use anything that has a citrus scent since birds and other critters may try to dig in to find the fruit.

We do it once a year and just dawn dish soap and call it good! just make sure you rince off the sides good to.

I am a little lost, The manufacture didnt recommend cleaning? Warranty for 12 years requires the roof to have proper maintenance. Cleaning and conditioning with the products that they them self's sell. Is there clarification on this? it is stated in my warranty paper work. Of course i am referring to EPDM and not TPO.

Few, if any, roofs are replaced under warranty. The main issues you see here result from damage, usually trees, and aren't covered by warranty.

I have cleaned the roofs of all 3 units I have had (although I deem it not necessary). I used simple green in bucket and scrubbed by hand, then wiped up with rags being carful not to let it contact the side walls.

Epdm roofs are on commercial building for 20+years. Ever see anyone clean a building roof? Not

Dawn/simple green/ any harsher stuff WILL remove any wax that is on the side walls.

I haven’t cleaned mine since it was new (2006). No problems. At 72, it’s a long way to the ground if you slip on a soapy surface.

Try this

Magic eraser mop. You need a touch not to break it but it cleans the roof without issue and it is not slippery for you while up there. Also works great on awnings

Run it through Blue Beacon once or twice a year. They're wands are long enough to reach the top to spray soap and water and the washbay has sprayers built into the ceiling. My roof wasn't cleaned for 5+ years and was pretty dirty. Came out pretty white. Now plan on doing it every October if it needs it or not.

I was concerned my white roof had a lot of black spots. I mopped & scrubbed the black spots. Then I read on this forum, EPDM roofs are black painted white. (Really!?!) Now I use a small amount of Protect All Roof Cleaner only on mold or algae. Allow it to dry then seal the whole roof with Protect All Rubber Roof Treatment.

Depending on how long your RV has had wax on it, the Dawn might remove the wax. There are a number of discussions on that subject.... www.bing.com it if interested.

Leave the roof alone. Stay on the ground and avoid the trip to the hospital.
If you are that OCD get a mobile wash to do it for you. What I use to do myself my check book dose it now.

We have washed our 3582RL roof three times since owning it. A bucket of soapy water, same as I wash the sides with. Used a Carrand Quad Brush and adjustable handle. Dawn strip any oils off the roof and wax off the sides. Usually takes me 30 min. to an hour to inspect and wash the roof. It is a little nerving being on a soaped down roof 13 ft above the ground.


I treated with 303 Aerospace Protectant the next day along with waxing the Monty. I worried about the dark spots on the roof also when washing it but the next day after it had dried most of them had cleared up. Roof was white again and looked so much better.


Can't say I agree with the no washing. Everything requires to be cleaned and taken care of if you want it to last.

As others have said Dawn I just cleaned mine the other day, try to get the mold and dirt off of it to keep it clean so that when I reseal all the corners every 2 years it is not a mess.

Been using Dawn basic liquid not the orange scented stuff and Downey hurt just be careful what bristle type of brush you use, find a soft one not harsh brush.
