I'd guess the roof was white to start with. A good soft bristled brush, actual rubber roof cleaner sprayed on then let soak, and mass quantities of elbow grease might bring it back to life. As you've shown … power washing won't get it clean and may lead to a roof leak forcing water along the seams. I can't answer the pros and cons of coating the roof, but consider the color choice. White will always reflect more heat than greys or tans.
