Hmmm, If condensate then your saying its from outside condensor? It could be icing of the evaporator coil that is thawing internally? If the fan is not moving enough air then it will ice and some thawing happens causing you to find water puddling.
If Condensate its likey the seal around unit where it sits on roof...but symptom suggests it should leak when it rains too.
If Evaporator then pull the inside cover and check inside for icing....as well as determine if the fan speed is not running on high speed to over-come icing. Icing occurs when running compressor on high generating high cooling to coil but not having enough air flow to exchange warm air resulting in himidity freezing on coils. Hope this helps...and any errors will generate others to comment.
