joe1047 It sound like you take good care of your rubber roof! If your rubber roof is in good shape I would not put any coating on it at all I would check all caulking around the vents, sky lights and all that stuff and just keep doing what you are all ready doing by keeping it clean!
more than a lot of folks do.
