I totally agree with it being a great investment opportunity. 10 acre piece of land within 5 miles of a major highway/interstate where utilities were available. Erect a small metal pole barn style building. Dig in your utilities for 25 large pull through sites. Start with good solid gravel roads. Doesn't sound that expensive to start.

Depending on land prices, could be done for maybe $300,000 or a little more? I would suspect at $30 a night rates it could return close to $75,000 to $80,000 a year after expenses.
