Same problem with my red regulator several years ago, coming out the weep hole. But took me a long time to find it. I did not know there was a weep hole on the bottom. With the weep hole on the bottom, soapy mixture sprayed the regulator did not cover the weep hole and did not bubble. After spraying soapy mix on everything and never finding any bubbles, and still smelling propane, I finally just bought a new red regulator since I had read about them leaking. It was not until I took it off I saw the weep hole with moisture around it where it had been leaking. No more leak.

Mine is located on the driver side.
