The presence of mold due to a water leak to me would indicate a general lack of maintenance in other areas, as well. Consider the purchase price, then add all the repairs necessary to bring it up to minimum standards ( think brakes, tires, plumbing, appliances, new roof, and on and on.)
You could have bought a decent rig for what you would spend on repairs alone. I’d pass this one by, and look for one that you could start enjoying when you first hook it up.
