I used a two part sealer (Dicor?) from Camping World on another trailer. It was quite effective. The roof never leaked but it did shed a lot of old roofing material while washing it. I decided it was better to seal it than wait for it to get worse and have big problems. The directions on the containers addressed weather conditions for application.
