I agree with cpaulsen. I climb up on the roof and brush a combo of Dawn, bleach and water all over the top of the awning. Then roll it up for 10-15 minutes. Open and spray with the hose. There are some spots on the underside that need extra attention usually, so I brush those down and rinse again. It works very well and this procedure is pretty close to what the awning manufacturer says in the instructions for maintenance.
